What we look at, what it costs, and how to get the floor ready.
Yes — old wooden floors can be sanded and polished even if they're damaged. Sanding and polishing may even salvage old floors, and this process is a much cheaper option than having a wooden floor replaced.
Yes, if the wear layer allows it. We measure it first and tell you honestly — most quality engineered boards will take at least one resurface.
The cost will depend on the floor's condition, your choice of finish and whether any repairs are needed. We provide a free consultation and a written quote before any work commences.
We do recommend a clean floor before the sanding procedure can begin. This helps to prevent damage to our sanding machines and allows us to get the job done on schedule.
We cover Melbourne, the Mornington Peninsula and surrounding suburbs for residential work. On the commercial side we have completed flooring projects in Melbourne, Sydney, Brisbane, Adelaide and Perth.

During the job
Timing, dust, noise, and the decisions we'll ask you to make.
The time it takes depends on the size and condition of the flooring, but generally the process takes two to four days to complete.
Our floor sanding procedure is done with a high performance Lagler Super Hummel 12″ belt sanding machine. This machine has powerful external dust extraction to ensure no dust gets left behind on the floor or in the air.
If you live in an area of the house not being polished then it's fine for you to stay while we do our work. However there will be some inconvenience with the smell and noise, and many of our clients arrange for us to do our work while they're away for a few days.
Yes. We mix all our own stains and therefore have an effectively infinite range of colours to choose from, and we also specialise in limed, white-washed and solid coloured floors. Samples are available on request.
Often, yes. In many Melbourne homes, beautiful hardwood or Baltic and Kauri pine staircases are hidden under carpet, and these can be sanded, stained and polished to become a stunning centrepiece.
Finishes and after
Coatings & aftercare
Curing times, which coating suits your household, and looking after the floor.
This depends on the type of floor polish you've chosen. Most polished floors should be fine to walk over around 24 hours after the last top coat has been applied, and we'll give you specific guidance for the finish you request.
A waterborne finish. Solvent-based coatings give off fumes containing free isocyanates and are classed as poisons, with a cure time of roughly 7 to 14 days. Modern waterborne finishes are non-toxic, non-yellowing and offer wear resistance as good as, and sometimes better than, solvent-based products.
For nearly all decks, regardless of age, the surface must be returned to new, clean timber before re-coating, and anything other than sanding will result in a sub-standard finish. Occasionally a satisfactory result can be achieved with a specialised scrubbing machine, high-pressure washer and cleaning chemicals.
Yes. Floorshow has extensive experience resurfacing cork flooring, which can be sanded, stained and coated with polyurethane and other coatings.
Usually. We hold stock of reclaimed Baltic, Kauri and Rimu pine and most Australian hardwoods in a variety of sizes, then sand and finish the repair so it disappears into the rest of the floor.
